To respond to price increase and material availability concerns, material pre-ordering and stockpiling for key building materials were the focus of this week's work. Detail drawings from all disciplines came in and added on into our suite of design solution including Guest Houses interior design and outdoor Canteen at parking lot area. Plan adjustments due to structural reinforcement were completed. Installation of low voltage features on the ground floor are also in its final stage.

Over The Counter permit for the second floor were initiated this week focusing on Plumbing and Electrical Outlets. The effect of Coronavirus to construction industry particularly on material availability and price increase hardened. While California and Los Angeles Stay-At-Home Order exclude commercial construction, crew sizes will be reduced to follow government guidance on number of people in close space. Further development of the design including interior layout, communication plan, and more continuing on.

Improved draft of Architecture, MEP, and Structural Drawing Set is shared to further outline potential challenges to fulfilling desired program and aesthetic potential. Framing of the front building's mezzanine space and preparation for MEP throughout already started while second floor framing continuing on.

First draft of Architecture, MEP, and Structural Drawing Set is shared to better outline potential challenges to fulfilling desired program and aesthetic potential. Adjustment to draft Master Schedule also shared, while demolition of the double-height space on the front building is completed and framing started to build up. Second floor demolition and framing on general area that are already aligned with Owner's program has started.

We kicked off the project by increasing our project understanding and tested best strategy to reach optimum potential. Draft master schedule was developed to outline what may need to happen during this Design-Build process. Concept Vision created and supported by draft Architecture Drawing Set and its supporting plumbing calculation to better articulate what's possible. While structural and MEP strategy is being developed, all design decision will need to go through several exercises in the next four to six weeks while select demolition commence to provide cleared field for improvement.
